New Braunfels (Comal County) —¬†Koontz Corporation and the Greater New Braunfels Chamber of Commerce will participate in a ceremonial ground breaking March 11 for The Moderno Apartment Homes.

Site work began this week on Phase 1 of the 280-unit multifamily project, located at 451 FM Road 306, on the city’s north side and adjacent to a New Braunfels Utilities complex.

The apartment complex will have 253,000 square feet of new construction located on 28 acres.

Koontz, a San Antonio-based company, is the owner, developer and general contractor on the project. Koontz bought the land from McCombs Properties.

It was one year ago, March 3, that the civil engineering firm Moeller & Associates, on Koontz’s behalf, requested and obtained a recommendation from the Planning Commission to change the property zoning from light industrial to multifamily high intensity mixed use district.

The Moderno will be a mix of one- and two-bedroom market rate units, with 55% of them being one-bedroom/one bath and the remainder being two bedrooms/two baths. Units will feature 9-foot ceilings, quartz countertops and balconies.

Other amenities include a clubhouse with billiards, a fitness center, swimming pool with cabana, outdoor grilling and covered or garage parking.

The architect firm Garcia+Associates of Houston designed The Moderno.

The ground breaking will take place on site at 3 p.m. Phase 1 is expected to be completed by March 2022.
