Mesquite: Jackson-Shaw Announces Industrial Project in Alcott Station Industrial Business District

Mesquite (Dallas County)Jackson-Shaw, a national real estate development company headquartered in Dallas, has announced the development of a build-to-suit industrial project for Vehicle Accessories, Inc. (VAI) in the city’s new Alcott Station Industrial Business District

The project is one 310,900 square-foot building on the southeast side of East Scyene Road and Clay Mathis Road. Completion is expected by the fourth quarter of 2022.

 “We chose this site for many reasons, including Mesquite’s investment in corporate growth, the location near Mesquite Metro Airport, the corporate campus design, innovative architecture and collaborative outdoor space,” said VAI Chief Executive Officer J Pearson.

VAI is an integrated manufacturer of protective door edge guards, all-weather floor mats, splash guards, body side moldings, bumper protectors, running boards, door sills and bed rails for the automotive industry.

Mesquite will be VAI’s corporate headquarters. The new building will host engineering, sales, accounting, senior management, key manufacturing processes and distribution.

Urban Logistics Realty, selected by the City of Mesquite, is creating the state-of-the-art master-planned 180-acre Alcott Station Industrial Business District. 

Upon completion, the development will incorporate up to two million square feet of industrial space, with the centerpiece being a five-acre city park. The naming of the project pays homage to A.R. Alcott, an engineer for the Texas & Pacific Railroad, who filed the first plat for the township of Mesquite in May 1873.

“Jackson-Shaw and Vehicle Accessories, Inc. are experts in their respective fields, and Mesquite is proud to partner with them and Urban Logistics Realty in developing Alcott Logistics Station,” said Mayor Daniel Aleman, Jr. “Adding Vehicle Accessories to our community would be a win on its own but welcoming their corporate headquarters and bringing 315 new manufacturing jobs as the first project within this Class A industrial campus is an incredible blessing.” 

For the Vehicle Accessories, Inc. (VAI) build-to-suit property: Cabot is the equity partner, Peinado Construction is the general contractor, Halff is the architect, GSR is the civil engineering firm and Veritex Community Bank is the lender. CBRE’s John Hendricks and Trevor Atkins are managing the leasing assignment.
