Houston: Gift to Non-Profit Housing Organization Kicks of Mixed-Use Project

Houston (Harris County) — The affordable housing nonprofit group Avenue CDC announced Monday its ability to proceed with a new mixed-use development.

Their latest project, Avenue Center, has been in the works for over a year and will be the organization’s new headquarters. In addition to administrative officers, it will have a realty office, a Home Ownership Center, a health clinic and early childhood education center.

Avenue CDC has been in the midst of a capital campaign that had to day raised over $2.1 million. But it was the recent gift of $2.6 million from the United Arab Emirates’ Hurricane Harvey recovery fund that kicked off the announcement that construction could begin the first quarter of 2019, a spokesperson for Avenue CDC told VBX. The $2.6 million gift come from a USE pledge to provide $10 for Harvey recovery efforts.

“We are thrilled to unveil our plans for Avenue Center,a new mixed-use community complex designed to meet the needs of Near Northside residents,” said Mary Lawler, Avenue’s executive director. “Avenue has been working with the Near Northside community for many years, supporting efforts by residents to revitalize an area with a rich history and cultural identity, while preserving the neighbrhood’s unique character and affordability.”

Other public and private funding gifts have come from the Houston Endowment, The Fondren Foundation, J.E. & L.E. Mabee Foundation, Green Mountain Energy Sun Club, The Brown Foundation, The Hearst Foundation, NeighborWorks America, Local Initiatives Support Corp., Amegy Bank, Marek Family Foundation, East West Bank and the Conely Foundation.

The facility will be a three-story building with 30,500 square feet of programming space.

Page Southerland Page Inc., the architect, reported to the Texas Department of Licensing and Regulation that the building will provide “a total of approximately 24,000 square feet of office space on levels two and three for the use of Avenue. Ground floor will include space for a Home Ownership Center of approximately 3,5000 square feet to be used by Avenue, and approximately 7,000 square feet of retail space for lease.”

The project is adjacent to Moody Park, located at 3527 Irvington Boulevard. The lot size is 56,000 square feet and the grounds will include surface parking for 94 vehicles. Total project cost is estimated at $11.3 million.

Arch-Con Corporation is the general contractor. Trammell Crow Company is the development manager. The facility is projected to open first quarter of 2020.

Avenue has constructed 900 affordable homes and apartments in Houston. In the Near Northside, these include:

  • Fulton Gardens: an 8-unit senior apartment community.
  • Avenue Terrace: a 192-unit multifamily complex.
  • Avenue Place: a 95-unit single family development.
  • Avenue Station: a 68-unit multifamily complex.

Avenue also recently announced Avenue Meadows, a new 16-unit single family development for low and moderate income home buyers.
