Fort Worth: Stream to Break Ground on 1.1 MSF Northwest Commerce Park

Fort Worth (Denton County)Stream Realty Partners expects to break ground in February on Northwest Commerce Park, a 66-acre industrial park in north Fort Worth.

The real estate development company capitalized the three-building project through a joint venture with an undisclosed global institutional investor. Upon completion, the facilities will deliver 1.1 million square feet of rentable space for industrial users.

“We commenced work on this project in late 2017, and are excited to see it come together,” said J. Cannon Green, managing director and partner of Stream’s industrial team. “This project will feature a diversified mix of industrial product in a campus-type setting.”

Northwest Commerce Park (NCP) is located 1.25 miles from the Interstate 35W/State Highway 114 intersection. The location will provide future tenants quick access to Fort Worth’s primary north-south artery. Additionally, the development sits within minutes of the Alliance BNSF Intermodal, Alliance Airport and the UPS and FedEx hubs.

“North Fort Worth and the Alliance area has proven to be a dominate industrial market within all of Dallas-Fort Worth, historically attracting some of the biggest and most recognizable users of industrial space,” said Seth Koschak, managing director of Stream’s Fort Worth office. “We expect NCP to benefit from tenants’ desire to be in this location to serve, not only North Texas, but the surrounding region.”

The construction phase will be supervised by Albert Jarrell, managing director of the company’s construction division. Koschak, Green and Forrest Cook will oversee leasing.

The property is adjacent to the Texas Motor Speedway west side parking field. Access would be from SH 114. According to the Denton County Appraisal District, ownership is assigned to Northwest Comerce Park Owner LLC [sic].
