Fort Worth (Tarrant County) — KWA Construction recently completed construction of The Cooper, an expansive multifamily development located in the Near Southside neighborhood in Fort Worth’s medical district.
Lang Partners, a multifamily real estate development firm, selected KWA to build The Cooper following the successful completion of phase one, The Monarch. The Cooper is a $65-million, five-story, 390-unit community and is one of the largest developments of its kind in the area.
Designed by the award-winning multi-disciplinary design firm GFF, the contemporary, urban apartments encompass two separate city blocks between West Rosedale and West Oleander streets and are connected via an intricately-designed sky-bridge over Washington Avenue.
“The unique design features and quality construction found at the Cooper testifies to our recurring relationship with our client, the Lang Partners,” said Brian Webster, KWA Construction’s president. “As with the previous phase, The Cooper was built with the burgeoning community in mind. Positively impacting the surrounding environment was one of our major goals as we worked to align this build with the City of Fort Worth’s economic development plan and incorporate it seamlessly into its existing infrastructure and urban culture.”
Located conveniently within the thriving Near Southside Hospital District of Fort Worth, The Cooper services professionals who work and live in the neighborhood. One block North of the cultural Magnolia Avenue corridor, the location offers access to an assortment of dining and entertainment venues and is ideally situated near one of the area’s most important employment districts.
“The Cooper was years in the making – with very complicated land assemblage, required re-zoning, infrastructure improvements, plus planning and construction – so to see the final product and finally be able to open its doors to residents is a major accomplishment and huge milestone for all of us at Lang Partners,” said Dirik Oudt, co-founder and director of development at Lang Partners. “We incorporated every possible luxury amenity and state-of-the-art technology desired by today’s modern apartment dweller, so The Cooper truly sets a new standard for urban living in Fort Worth.”
The Cooper offers a mix of one-, two- and three-bedroom apartments and townhomes packed with hotel-inspired amenities. All residences include expansive glass windows, wood plank-style flooring, spacious 10-12-foot ceilings, large patios or balconies, designer lighting, spacious storage pantries and closets, keyless entry system and direct-to-door dry cleaning services.
Bathrooms include dual sink vanities, deep soaking tubs and separate walk-in glass showers in select units. Chef-inspired kitchens feature slate steel kitchen appliances, luxurious granite countertops, microwave, self-cleaning oven, dishwasher, double stainless steel sinks and beverage refrigerators in select units.
Community features include a first-of-its-kind hospitality bar, Craftwork at The Cooper, which is open to both residents and the general public. Derived from Fort Worth’s Craftwork Coffee Co., the on-site amenity provides local specialty coffee, craft beer, select wines, light grab-and-go food and poolside beverage service to The Cooper residents.
Other community amenities include a coworking lounge with private conference rooms, a business center with scanner, copier and computer conveniences, Fetch Package delivery and Tide lockers. A media center with HD TVs, satellite radio and billiards as well as a separate fitness center and yoga studio provide more community space.
In addition, The Cooper provides a resort-style zero-edge pool with lounging shelf, sundeck and personal towel service. Outdoor barbeque areas with grills and fire pits, a leash-free pet park, and a “paw spa” wash area offer additional outdoor luxury for guests and their pets.
Located at 1001 West Rosedale Street in Fort Worth, the Cooper is now open for leasing with floor plans ranging from 540 to 1,810 square feet, priced from $1,200 to $4,000 per month.
