Austin: Luxury Apartments Presidium Waterford Phase 1 Breaks Ground

Austin (Travis County)Presidium, a diversified real estate developer, broke ground this week on the first phase of Presidium Waterford, a 281,533-square-foot residential community in north Austin.

This five-to-six story complex, located at 183 and Waterford Centre Boulevard, will be directly adjacent to US Highway 183 and the Mopac expressway, giving residents superior access to all that Austin has to offer.

First units expected to be delivered in December 2022, Presidium at Waterford will bring 283-units in a luxury, environmentally-conscious community to accommodate one of the fastest-growing cities in the nation.

“Austin is at the top of the list for some of the most successful companies in the world in terms of where they’ve decided to grow – and the north/northwest Austin area has seen the lion’s share of these prominent expansions,” said Cross Moceri, co-founder and co-CEO of Presidium, referring to expansions by notable companies such as Apple, Amazon, Facebook and VRBO.

Designed by Dallas-based O’Brien Architects and Atlanta-based Dwell Design Studio, Presidium Waterford will offer an open building design that creates an inviting, airy aesthetic with plenty of natural sunlight. Each unit will include smart thermostats, smart lighting and smart touchless unit and amenity entries that can be accessed through a single smartphone app.

Presidium Waterford’s environmentally conscious features will include increased insulative properties in the windows and exterior insulation, a 100 percent rainwater bio filtration system, energy-efficient appliances and energy-efficient building systems. Presidium also plans to implement innovative sanitation methods through state-of-the-art air purification systems,
touchless entry doors, faucets and facility hardware.

immediately plug in to the rest of town as desired.” added Moceri.

The community will feature a large open-air courtyard with outdoor kitchen and living spaces, a resort-style pool, a water volleyball court, outdoor fireplaces, a fully amenitized paseo, a Zen courtyard with fire pits, a shaded hammock grove, and a Bocce ball court.

The interior common spaces will offer guests multiple co-working office lounges and a cutting-edge gym with
spin and yoga studios that connect to the outdoor lawn.
