New Braunfels: Construction Begins on Istana at Gruene Station Multifamily Project

New Braunfels (Comal County) - Subcontractors are being called in to begin work on a 264-unit apartment complex near Gruene.

San Antonio-based Alfra Developers Ltd. is behind the project called Istana at Gruene Station. However, the owner company name on design documents is The Istana Group; this is multifamily division of Alfra Developers.

Istana at Gruene Station is located near the northwest corner of FM 306 and Hunter Road and extends to the west up to the MK&T Railroad track. This is a 13.1-acre project site that is part of a 70-acre mixed use master plan.

Alfra Developers has set aside 4 acres that front the corner of FM 306 and Hunter Road for commercial development. Almost 21.6 acres has been reserved for duplex residential, and 14 acres has been reserved for single family residential. Several new streets totaling more than 10 acres will eventually be cut through the property. There is also a 7-acre detention pond that fronts FM 306 next to the railroad track.

Several weeks ago, subcontractor bids were requested by the general contractor, Kegly Inc. of San Antonio, and the submittals came due May 15.

The scope of work involved construction of 15 apartment buildings, each with a height of three stories, a two-story clubhouse, a swimming pool and pool cabana, nine parking garages and surface parking with a combined capacity of 498 vehicle spaces. There will be a mix of eight elevations (building types).

The buildings will have a total area of 241,931 square feet, and the total apartment living area is 221,120 square feet. Most units will also have a patio or balcony patio.

There will be a mix of efficieny units, one-bedroom and two-bedroom apartments, with unit sizes ranging from 600 square feet to 965 suare feet.

The landscaping plan include six frontage trees and 80 parking lot trees.



The development team includes AG Associates Architects, architect; Peter B Olfers & Associates, landscape architect; Shultz & Burman Engineering, structural engineer; HMT Engineering & Surveying, civil; and RSW Engineering Consultants, MEP.

The Alfra Developers team as a combined 100 years experience in multifamily, office, retail, and hotel projects. Other current projects by Alfra include Westside Peak, a 70-acre mixed use concept located in San Antonio at the southwest corner of Loop 410 and US Highway 90. Istana Group has a multifamily project pending at Westside Peak called Istana at Lake Vista.

In Converse, Alfra is working on a townhome community called Loma Alta Estates.
