Heights Medical Office Building Ready to Break Ground

Houston (Harris County) - A two-story steel frame medical office building will be entering the construction phase this spring in Houston Heights district a block south of Love Park.

Located at 801 W. 11th Street, the Heights Medical Office Building by Heights Ventures LLC is to be a 31,010-square-foot building, bounded by 11th, Herkimer and Nicholson streets. Bids from invited general contractors are due tomorrow (Tuesday). VBX Project ID is 2017-3069.

The project site is one-third of an acre of vacant land with some concrete and asphalt paving requiring removal. The proposed imperivious cover is 9,945 square feet, including sidewalk. The building footprint is 8,261 square feet.

Landscaping will be predominantly along 11th Street, with some grassy buffers on Herkimer and Nicholson.

The developer was allowed 30 spaces of off-site parking. The total planned parking capacity is 65 spaces.

Kaim Associates Inc. is the building architect; Wong & Associates, the landscape architect; R.G. Miller, the civil engineer; ASA Dally Inc., the structural engineer; and Wylie Consulting, the MEP Engineer.

Estimated project cost is $3 million.
