Waco: Construction of Lofts to Begin Brazos Riverfront Project

Waco (McLennan County)–Construction of a 266-unit, Class A multifamily project will mark Phase I of a much-anticipated mixed-use waterfront development.
Riverfront Lofts will be part of the Brazos Riverfront project from Dallas-based Catalyst Urban Development.
JLL Capital Markets announced April 22 it has arranged construction financing for the Riverfront Lofts, which will be built on a 6.3-acre site along South University Parks Drive just west of Interstate 35 and within walking distance of Baylor University and Magnolia Market at the Silos, a popular retail center.

Amenities at Riverfront Lofts will include a clubroom with a large fitness facility, coffee lounge, entertainment and gaming areas, community catering kitchen with dining area, and a business center with work rooms.
Individual units will feature high ceilings, large windows, built-in shelving, and walk-in closets. Units will offer options for a ground-floor home office.
Estimated construction costs, schedules and delivery methods have not yet been furnished, but the developer has indicated construction of the lofts would start this spring or early summer, and that Brazos Riverfront will be built out in phases.
Catalyst describes Brazos Riverfront as an active mixed-use community with residential, retail, restaurant, small office and hotel uses along walkable streetscapes and open spaces.
Planned public improvements include a farmers market park with large mature trees, gated community dog park and a children’s play park.
Phase I construction will involve other residential buildings, a shared parking structure, a resort-style pool courtyard, private off-leash dog runs, a grilling patio, private parking garages and covered parking spaces, more than 6,000 square feet of retail and restaurant space, and the public improvements.
