McKinney (Collin County) — VanTrust Real Estate has kicked off Phase I of 121 Commerce Park, a major new industrial development planned for McKinney’s fast-growing suburban market.
The project’s first phase includes two Class A speculative buildings totaling more than 511,000 square feet, designed to accommodate single or multiple tenants with customizable office build-outs, according to a news release.
Phase I consists of Building A at 241,561 square feet and Building B at 269,641 square feet. Construction is expected to begin in the second quarter of 2026 and wrap up by the second quarter of 2027. A second phase—adding another 250,000 square feet for build-to-suit users—is planned to start shortly after Phase 1 delivery. The 42-acre site at Tina Drive and State Highway 121 was recently rezoned for light industrial use, primed for development as industrial demand continues rising near major North Texas population centers.
VanTrust has assembled a full design and construction team for the development, selecting Evans General Contractors as builder, with GSR Andrade Architects and Kimley-Horn providing architectural and engineering services. The project will also include an extension of Collin McKinney Parkway to improve traffic flow and access for tenants and surrounding neighborhoods.
McKinney’s sustained growth and strategic location—near U.S. Highway 75, SH-121/Sam Rayburn Tollway, U.S. Highway 380, and the expanding McKinney National Airport—make it an increasingly competitive destination for light industrial, service, and distribution users. VanTrust, which has developed more than 73 million square feet nationally since 2010, says the new park will address a critical need for high-quality suburban industrial space while delivering long-term economic value to North Texas.
