San Antonio: 14-Acre Site Near UTSA Approved for High Density Multifamily Zoning

San Antonio (Bexar County) — A Mexico-based developer obtained the Zoning Commission’s recommendation Tuesday to rezone 13.95 acres near the University of Texas-San Antonio campus from general commercial to high density multifamily.
The new MF-33 zoning will allow up to 33 residential units per acre. Development Services Department staff recommended approval, noting that the project fits in with public policy to provide diverse and affordable housing options in the UTSA Area Regional Center Plan.
The apartment project has no name and the project site is an undeveloped green field immediately south of the Landmark at Grandview Apartments. It is located at the northwest corner of northwest corner of Vance Jackson Road and Presidio Parkway.
The owner and developer is Galleria Ventures Ltd. a firm that is controlled by Amin Guindi Cohen of Mexico City.
Galleria Ventures has been developing several hundred acres in the Interstate 10/Loop 1604 area for the past few decades. These include the Vista Corporate Center at 13805 IH-10 West. That was a 158,000 square-foot, five-story office building constructed in 2015-2016 that is now leased to USAA.
No site plan for this latest apartment project has yet been submitted. However, Galleria Ventures obtained MF-33 zoning approval in May for a similar project located just two blocks south at Vance Jackson and UTSA Boulevard. That project is on 19 acres and was described as a 425-unit mix of apartments and townhomes. VBX reported that project in this May 5 article.
