Sugar Land (Fort Bend County) — Construction is underway on Pearl Lake Pointe, a 376-unit luxury multifamily community that marks Sugar Land’s first new apartment development in more than a decade.

The project, developed by The Morgan Group in partnership with Carlyle, is rising on 6.46 acres at 16435 Creekbend Drive on the Lake Pointe peninsula. Work began in November, with city officials and project partners recently holding an official groundbreaking ceremony.

The five-story development will include five live-work units, a six-story parking garage, and nearly 10,000 square feet of commercial office space. Designed to support a walkable, mixed-use environment, Pearl Lake Pointe incorporates public-facing elements that connect residents to the surrounding district and contribute to the long-term redevelopment of Lake Pointe.

Planned amenities include multiple fitness centers, a resort-style pool, a golf simulator, a sky lounge, and a café. Residential units will feature open-concept layouts, quartz countertops, stainless-steel appliances, in-unit washers and dryers, and balconies in select residences. The community is positioned to offer views of Brooks Lake. It sits adjacent to the former Fluor corporate campus, which is being redeveloped into the Lake Pointe Green mixed-use project.

City leaders said the development reflects years of planning and collaboration aimed at expanding housing options in Sugar Land. Pearl Lake Pointe is owned and will be managed by Morgan and Carlyle, with financing provided by Texas Capital Bank. The first units are expected to be delivered in early summer 2027, setting the stage for continued reinvestment and momentum across the Lake Pointe district.
