Austin (Travis County) — Mill Creek Residential has broken ground on Amavi Northwest Austin, a single-family, build-to-rent townhome community planned at 13220 Morris Road in the Northwest Austin/Round Rock metro area.
The project will deliver 144 three- and four-bedroom townhomes and represents the company’s continued expansion of purpose-built rental housing in high-growth Texas markets.
The gated community is being developed on a site less than five minutes from Apple Park, Apple’s 133-acre Austin campus, and within 20 minutes of downtown. The project also sits adjacent to the 95-acre Town and Country Park and offers direct access to U.S. Route 183, providing connectivity to major employment centers throughout North Austin and Round Rock. Dell’s corporate headquarters and The Domain retail district are both within a short drive.
Amavi Northwest Austin will feature townhomes ranging from approximately 1,457 to 2,060 square feet. Planned residential features include private garages, select den layouts, live/work units, nine-foot ceilings, wood-style plank flooring, quartz countertops, stainless steel appliances, smart thermostats, and in-home washers and dryers. Bathrooms will include double vanities, granite countertops, and tile shower surrounds, while primary bedrooms will feature oversized layouts, large closets, and private patios or balconies.
Mill Creek Residential, a national developer, owner-operator, and investment manager specializing in rental housing, said the project is designed to meet growing demand for single-family rental options in Northwest Austin. The development’s proximity to major employers, parks, and retail corridors positions it as a long-term addition to the region’s evolving housing landscape as construction progresses over the next two years.
