McKinney (Collin County) — Mill Creek Residential, a leading developer, owner-operator, and investment manager specializing in premier rental housing across the country, has announced that construction is underway at Modera Ridgeline, a contemporary midrise community in the emerging Ridgeline neighborhood.
Modera Ridgeline, which broke ground in the spring, will feature 325 homes and boast a picturesque hilltop location along Hardin Boulevard near 212-acre Erwin Park. It marks Mill Creek’s second multifamily development within the 491-acre Ridgeline master plan, which also includes lakes, trails and future retail.
The new four-story community is adjacent to Modera McKinney Ridge, which welcomed its first residents in April. First move-ins at Modera Ridgeline are anticipated for fall 2026.

Located at 4230 N. Hardin Boulevard, Modera Ridgeline is situated moments away from Erwin Park. It is designed to seamlessly integrate with the surrounding natural landscape, featuring an expansive greenway, several lakes, and an extensive network of hiking and biking trails. The community is less than one mile from U.S. 75 and will have direct access to U.S. 380 via Hardin Blvd. The community is also a short drive from State Highway 121, which provides connectivity to Allen, Plano, Frisco, Richardso,n and other key locales in the DFW area. Modera Ridgeline will be built to, and is pursuing, an NGBS Silver Certification.
Modera Ridgeline will feature one-, two-, and three-bedroom homes with select den layouts and private patios or balconies. Community amenities will consist of a resort-style swimming pool, outdoor kitchen and dining area, grilling area, fire pit, landscaped courtyards, resident clubhouse, coffee bar, game room with shuffleboard, multiple private working spaces, conference room, dog park, pet spa, and a two-story club-quality fitness center with yoga/Pilates studio. The community will also feature an expansive bike room with a repair station, digital package lockers, cold storage, additional storage space, private garages, carports, EV-charging stations, and a signature rooftop lounge.
Home interiors will feature nine-foot ceilings, wood-style plank flooring, and two-tone designer kitchens with stainless steel appliances, premium quartz countertops, tile backsplashes, custom pendant lighting, oversized chef’s islands, and upgraded soft-close cabinetry with under-cabinet lighting. Homes will also include built-in shelving, spacious closets, in-home washers and dryers, smart thermostats, keyless entry, intelligent leak detection, and turnkey WiFi. Designer bathrooms will feature double vanities, backlit mirrors, spa-like soaking tubs, and tile shower surrounds.
