Laredo (Webb County) — Realterm, an independent global investment manager focused on the transportation industry, in partnership with Titan Development, a Southwest development and real estate investment firm, have announced a joint venture partnership to develop a Class A, 440,300-square-foot cross-dock, high flow through building.
The development, which sits on 26.08 acres, will include 150 doors, 264 trailer stalls, a 185-foot truck court and 36-foot clear heights. The property will be divisible by two tenants and features two points of ingress / egress, making an efficient and functional layout.
“We’re excited to continue expanding our Texas portfolio with Titan’s partnership at another critical logistics location near the U.S. Mexico border,” said Joe Noon, vice president of development for Realterm. “Laredo’s prime transportation-advantaged location and nearshoring driven growth make it an ideal site for our development.”
Joe Iannacone, a partner at Titan Development, added that the project will deliver essential infrastructure to support trade and economic growth in Laredo.
The property is strategically located in proximity to the Port of Laredo, the number one port in the nation with $320 billion in total trade with the world in 2023 according to U.S. Census Bureau data.
The general contractor for the project will be ARCO/Murray.
