Horseshoe Bay (Lllano County) — Crescent Real Estate (Crescent) has broken ground on a new, exclusive development at Horseshoe Bay to be called Atten Hill.

The 92-lot residential offering will be located on a 114-acre site in the Summit Rock community. It will overlook Lake LBJ and the Summit Rock golf course, becoming the first luxury neighborhood built in Horseshoe Bay in over a decade.

“We are excited for this new Crescent development to be underway,” said John Goff, chairman of Crescent. “Our goal in everything we do is to offer the best product and the best amenities. And that’s exactly what Atten Hill will be. It will be the new place-to-be in Horseshoe Bay.”

Last year, Crescent, through its investment vehicle GP Invitation Fund III, LP, closed on the property site and immediately began planning for its development.

Additionally, homeowners will benefit from Atten Hill’s location next to the upcoming $40 million Summit Rock Clubhouse and Amenity Center, available to all Summit Rock golf members. Included with the Summit Rock membership for Atten Hill homeowners is access to:

  • $30 million Cap Rock Clubhouse;
  • Separate fitness center;
  • F&B and spa programming;
  • Atten Hill resident-only lounge at the Resort Yacht Club with boat concierge service;
  • HSB Airport that has a 6000-foot runway.

“This is going to be a premium development in Horseshoe Bay that lives up to the Crescent standard,” added Jeff Dyer, Senior Vice President at Crescent who has led the project. “We are excited to get started. And I can’t wait until Atten Hill is finished out and becomes the go-to place in Horseshoe Bay.”
