Hillwood Unveils Landmark, a $10 Billion, 3,200-Acre Master-Planned Community

Denton (Denton County)Hillwood has officially launched Landmark, a massive 3,200-acre master-planned community at Interstate 35W and Robson Ranch Road that will bring thousands of homes, major retail, and extensive parkland to the city.

The development—built on the Perot family’s historic Hunter Ranch, owned since 1987—marks the firm’s first large-scale residential and mixed-use project and is expected to reach a build-out value of $10 billion. At full completion, Landmark will deliver 6,000 single-family homes, 3,000 apartments, and 900 acres of commercial development, anchored by Denton’s first H-E-B grocery store, according to a news release.

Phase I includes 747 single-family lots, with nine national and regional homebuilders—American Legend, Coventry, David Weekley, Drees, Highland Homes, M/I Homes, Perry Homes, Toll Brothers, and Tri Pointe Homes—set to open model homes in spring 2026. The first phase will also feature 600 apartments and a H-E-B-anchored retail district, targeting a 2027 opening. Approximately 120 acres of retail, dining, and entertainment space are currently under active lease.

A defining feature of Landmark is its significant commitment to open space: approximately 1,100 acres will be preserved as parkland, creating one of the largest natural preserves in Texas. That acreage includes Pilot Knob, an 830-foot natural rock outcrop that has historically been used as a vantage point by Native Caddo communities, early explorers, and frontier settlers. The master plan also includes three Denton ISD schools and a network of STEAM-focused learning parks.

Hillwood leaders anticipate that the project will have a significant economic impact and contribute to long-term population growth. The company estimates that Landmark could add between 20,000 and 25,000 residents to Denton over the next two to three decades.

Denton Mayor Gerard Hudspeth noted the community will help meet the city’s demand for high-end housing. At the same time, Hillwood executives describe Landmark as a future “city within a city” poised for growth, similar to what Frisco has experienced in recent decades.
