El Paso: Goodbye, Obsolete Liquid Gas Storage Site; Hello, Lifestyle Center

El Paso (El Paso County) — Demolition is underway at a former liquid petroleum gas storage and dispensing site to make way for a new 20-acre lifestyle center near the Cielo Vista Mall.

According to an El Paso Times report, The Gateway will be a 550,000-square-foot lifestyle center. A $50 million project, it will be built out over the next four years and include retail shops, restaurants, office space, apartments and two hotels.

Prestige Development Group is the developer who purchased the site April 30 from Magellan Asset Services LP, according to El Paso Central Appraisal District records. Magellan Asset Services is a holding of Magellan Midstream Partners LP.

Prestige Development recruited EMJ Corporation as the general contractor, and Dallas-based O’Brien as the architect.

Acting through their civil engineer, Brock & Bustillos Inc., the developer sought the zoning change from light manufacturing to commercial shortly after the purchase. The City Plan Commission recommended approval May 30 and City Council finalized the change in July.

The concept site plan approved by the city separates the development into six lots, each with at least one building. There are a total of nine proposed buildings, each surrounded by surface parking. The buildings total 122,549 square feet and come with 952 parking spaces.

With an address of 6767 Gateway Boulevard West, The Gateway lifestyle center has frontage with Interstate 10 and is bounded by Airway Boulevard to its west and Westmoreland Drive to its east.
