Dallas: Mixed-Use Community Near White Rock Lake Completed

Dallas (Dallas County)Mill Creek Residential has welcomed its first residents at Modera Trailhead, a contemporary mixed-use community near White Rock Lake in the eastern portion of the city.

Modera Trailhead, which features 285 homes and 12,500 square feet of retail space, is situated just south of White Rock Lake and offers stunning views and direct access to the Santa Fe Trail and the new Trinity Forest Spine Trail—two of the city’s most popular and picturesque recreational destinations.

“This is a truly unique community, set in a nature-rich location along the Santa Fe Trail near White Rock Lake,” said Chad Boyette, vice president of development in North Texas for Mill Creek. “We’re proud to have designed a trail-oriented community that integrates seamlessly with its natural surroundings, offering prime access to both the Santa Fe Trail and the 50-mile Loop Trail system. This includes 10-foot-wide public sidewalks connecting to the trail system, two public plazas with bike racks and repair stations, public art and approximately 12,500 square feet of retail space curated for restaurants and wellness-focused businesses.”

The community is situated at 7532 E. Grand Avenue, Modera Trailhead is located at the confluence of Lakewood, Forest Hills and Hollywood Heights—three of the most coveted neighborhoods in East Dallas.

“Our goal was to create a place that not only welcomes visitors but also provides a moment of rest and connection for the larger community,” Boyette added. “The area’s natural and historic beauty served as inspiration for our biophilic interior design, which we hope will foster a deep connection to nature and the environment.”

Modera Trailhead offers studio, one-, two- and three-bedroom homes, each featuring private patios or balconies. Select homes include den layouts for flexible living, and the community boasts a generous average home size of 1,025 square feet. Community amenities include a resort-style outdoor swimming pool and an indoor-outdoor sky lounge on the sixth floor, which features an expansive rooftop terrace, grilling area, fire pit and outdoor dining. Residents also have access to four uniquely designed lounge areas, landscaped courtyards, a pet spa, coffee bar and a club-quality fitness center equipped with cardio machines, a yoga/Pilates studio and a group fitness area.

Additional features include private conference rooms, coworking space and a second-floor indoor-outdoor social lounge nestled among the treetops just above the trailhead. The community also offers controlled-access garage parking, EV charging stations, digital package lockers, a bike storage and repair room, and enclosed rentable storage units.
