Austin (Travis County) — Local real estate development firm Metropolitan Development Company (MDC) has announced that vertical construction has officially begun on The Ferguson, a mixed-use residential and retail community space in the rapidly expanding city of Taylor.

Located at 1300 W. Second St., The Ferguson is the first and only condominium project in town, anchoring the city’s historic downtown at the heart of one of Central Texas’s fastest-growing markets. The Ferguson is set to be completed in summer 2027. Units include residential condominiums, live-work units for small business owners, and commercial units starting at $239,000 – among the lowest prices in the Austin metropolitan statistical area.

The Ferguson brings a four-story, 82-unit development comprising various floor plans to fit the needs of each individual tenant, complete with luxury finishes, modern Bosch appliances, a professionally managed HOA, and competitive prices for both renters and buyers. The city collaborated closely with MDC to create an affordable residential space that addresses the city’s sudden housing challenges while providing a low-entry threshold for those looking to invest in Taylor’s long-term growth spurred by the soon-to-open Samsung semiconductor plant. Located just minutes from Heritage Square, The Ferguson joins downtown’s broader revitalization, which has been bolstered by new municipal Downtown Investment Grants supporting local small businesses as the city works to protect its historic core amid rapid expansion.

The Ferguson takes its name from Rev. Ferguson, one of Taylor’s earliest spiritual leaders, whose legacy is woven into the fabric of the city through Ferguson Street and the historic district he helped shape. In 1879, a devastating fire swept through downtown, destroying nearly every wooden structure in its path. Rather than rebuild what had been lost, the city’s early citizens – with Rev. Ferguson among the strongest advocates – chose to rebuild with brick and masonry, creating stronger, more permanent buildings meant to stand the test of time. That same commitment to durability and craftsmanship inspires The Ferguson, including its historically minded exterior facade, as it becomes a lasting investment in a city experiencing its next great chapter.

“Taylor is exactly the kind of community that we built this company to serve, and we’re honored to be trusted with helping steward this vibrant city and its residents, old and new,” says Pawel (Paul) Hardej, MDC founder and principal. “We don’t just drop into a community, build, and then leave. Rather, we invest the time to build real relationships with the people that will be here long after we’ve finished construction, and we design projects that give the city what it actually needs. Taylor is experiencing generational growth, and we’re proud to be part of making sure that growth translates into real housing solutions for those helping to build this city’s future with both The Ferguson and more additional projects in the works.”

MDC develops higher-density, mixed-use and master-planned residential communities across the Texas Triangle, and their approach centers on close alignment with local leadership and municipal partners, as well as a long-term commitment to the communities in which it builds. The Ferguson is one of 11 active MDC projects underway across Central Texas, alongside developments in Georgetown, San Antonio and New Braunfels.

Taylor’s transformation is being driven largely by Samsung’s massive semiconductor campus, including its recently announced $16.5 billion chip manufacturing partnership with Tesla to produce next-generation AI chips through 2033. s.

“The Ferguson is not just a housing development. It represents the evolving housing demand in the city as new jobs arrive and executives and management-level employees look for upscale but affordable housing,” says Jim Buzan, mayor of Taylor. “On top of that, it is connected to our walkable historic city core while providing space for creatives and small business owners looking to grow their profile with a storefront. This is infill at its best with a development that fits the surrounding area and reimagines what underused spaces can become. We are excited for existing residents and newcomers to find their home at The Ferguson.”

For The Ferguson, MDC assembled an accomplished team. MDC’s Hardej, an architect with over 20 years’ experience in Chicago historical preservation and mixed-use design, came to Austin as vice president of development at Intracorp, one of North America’s largest residential developers, where he managed projects including 44 East and South Congress Lofts. The project team also includes lead architect Pappageorge Haymes Partners (Austin/Chicago), interior designer Urban Foundry (Austin), civil engineer WGI (Austin) and construction lead Cordos Development and Associates (Chicago).
