Austin (Travis County) — LV Collective, an Austin-based experiential real estate company, announced the delivery of its new mixed-use property Paseo. Located at 80 Rainey St., Paseo brings a thoughtfully curated living experience to one of Austin’s most iconic streets.  

The 48-story tower delivers 498 residences for lease, with studio, one-, two-, and three-bedroom apartments and four exclusive penthouses, complemented by resident amenities across multiple levels and several food and beverage concepts. ROOST Rainey, a 59-key hotel concept, is located on floors 14-17.  

“The delivery of Paseo represents more than the completion of a building – it’s the realization of a vision for what experiential living on Rainey Street can be,” said David Kanne, LV Collective CEO. “We set out to create a community inspired by the neighborhood’s rich history while creating a unique living experience for one of the most dynamic neighborhoods in the US.” 

Residents will enjoy elevated amenities, including a 12th-floor pool deck with sweeping views of Lady Bird Lake, featuring a full-service bar; two floors of dedicated coworking space with private pods and conference rooms; and a 48th-floor rooftop pool, hot tub, and lounge space for events. Paseo’s focus on wellness includes a fitness center with a yoga studio, reformer Pilates, cold plunge, and saunas, providing residents with convenient access to a complete fitness and recovery experience without the need for an outside gym. 

Adding to the experience for residents and the public, Daydreamer, a ground-level café, serves handcrafted espresso drinks, coffee, matcha and tea in addition to a curated selection of wines. Starting Dec. 5, 2025, Amaya, a modern Mediterranean-inspired restaurant and bar located on level 12, will offer skyline views from the patio.  

ROOST Rainey will feature a mix of studio, one-, two-, three- and four-bedroom units, blending the sophistication and service of a boutique hotel with the comfort and livability of a thoughtfully designed apartment. Created in collaboration with Method Studios, each hotel unit offers a full-size kitchen, in-unit laundry and curated furnishings, along with 24-hour concierge service and access to Paseo’s amenities. This marks the debut of the ROOST Apartment Hotel experience in Texas and the next step in redefining experiential living. 

Beyond amenities and dining, Paseo reflects a belief in the power of art to strengthen community and culture through its Artist in Residence Program, which offers a year of complimentary rent to selected artists working across various mediums. The program is designed to support creative expression and encourage connection among residents and neighbors.
