Austin: Local Law Firm Announces Construction of New Office Space

Austin (Travis County) — A local law firm recently announced their plans to relocate into their own office building, “after years of renting office space in downtown Austin.”
Herrera Law & Associates is constructing a 5,800-square foot office at 4400 Medical Parkway in the Rosedale neighborhood of the city.
The project site is 7,700-square feet and is bounded on three sides, along with being home to three heritage live oak trees.
“These constraints are embraced as design opportunities, elevating the main occupiable space above parking and weaving the building around the trees to provide abundant views from the interior and a dynamic façade from the exterior,” according to a press release.
The building will be composed of brick and stucco with a desaturated exterior palette complemented with pops of wood accents throughout the interior.
The press release states that a wood soffit flows from the exterior to interior at the entry, and wood stair treads, “office dividers and paneled walls punctuate the space with warmth.”
The first phase of site demolition has begun and the expected completion of the new law office is set for summer of 2022. The estimated cost of construction is $2.2 million.
Clayton & Little registered the project on Aug. 4, 2020 with the Texas Department of Licensing and Regulation (TDLR) with a scope of work that included a steel framed, two-story office building. The architectural firm’s name has since changed to Clayton Korte.
The TDLR project details states that the mostly open-air surface ground floor would be surface parking, with lobby and stair enclosures providing access to the second floor above. The second floor will contain the professional office with leasable tenant space.
The Austin Canyon Corporation is serving as the general contractor, Fort Structures are serving as the structural engineer, Dialectic Engineering is the MEP Engineer and Way Consulting Engineers are the civil engineers.
Herrera Law & Associates, founded by Alfred R. Herrera, currently offices at 4525 Burnet Road. The firm specializes in public utilities law and legislative representation in the areas of electric, telecommunications, gas and water utilities law.
Herrera will own the new building through a limited liability corporation, Capital Funding Solutions LLC, that he created in 2016.
