Austin (Travis County) — Austin Housing and the Austin Housing Finance Corporation (AHFC) celebrate the opening of Juniper Creek, a 110-unit affordable multifamily rental housing community for households earning 30% to 60% median family income (MFI).
Located at 11630 North Lamar Boulevard, the apartments offer one-, two-, and three-bedroom units with access to a food pantry, learning center, and on-site services for families, veterans, seniors, and people with disabilities. The development also includes units for at-risk/homeless families as part of Foundation Communities’ Children’s Home Initiative (CHI) Program.

“Housing is the foundation for health, stability, and opportunity,” explains Deletta Dean, director for the Austin Housing Department. “Juniper Creek provides people with not just an affordable place to live, but a connected community with services that help them thrive.”
Juniper Creek, developed, owned, and managed by Foundation Communities (FC), is located within three areas specified in the Austin Strategic Housing Blueprint: North Lamar Mobility Bond Corridor, Braker Lane/Blue Goose Imagine Austin Corridor, and the Lamar Boulevard Imagine Austin Corridor. The property is also adjacent to FC’s Laurel Creek Apartments and is in a transit-connected area in North Austin, with two bus stops within 500 feet of the apartments.

“It has been inspiring to see families moving into Juniper Creek,” explains Walter Moreau, executive director for Foundation Communities. “Most of them are coming from difficult situations, and we look forward to seeing what this new home and the services we offer will help them achieve. Juniper Creek comprises three residential buildings: two five-story buildings with elevators and one three-story building. Residents will enjoy a range of amenities, including an open-air community terrace and covered porch, a community deck, two playgrounds, a dog park, barbecue grills, picnic tables, a community garden, and an outdoor fitness area. There are also several on-site laundry rooms available for residents’ convenience. Furthermore, the development has earned a 4-star rating from Austin Energy Green Building, which focuses on cultivating innovation in construction to enrich the community’s environmental, economic, and social well-being.

Development Funding
Juniper Creek received $6.6 million from AHFC through the Rental Housing Assistance Development (RHDA) Program for pre-development and construction costs. The property also received $9.5 million from Travis County, nearly $5.1 million in private funding, and $1.75 million from Federal Home Loan Bank (FHLB) Dallas. Additionally, the development secured a 4% Low-Income Housing Tax Credits (LIHTC) award from the Texas Department of Housing and Community Affairs (TDHCA). LIHTC is a federal program enabled by the Internal Revenue Service (IRS) and allocated to each state. In Texas, the TDHCA administers tax credits. The site also participated in the Affordability Unlocked Development Bonus Program and S.M.A.R.T. Housing.
