Austin (Travis County) — Real estate developer Intracorp Homes has announced plans for their newest residential mixed-use development to be located at 2121 S. Congress Ave, Leland South Congress.

Located in the South Congress entertainment district, the seven-story community will feature studio-, one-, two- and three-bedroom homes, with expansive penthouse residences on the top level.

Occupying three levels, Leland South Congress will offer nearly 30,000 square feet of extensive amenities to support wellness, connection and community, including a state-of-the-art fitness club, infrared sauna and private treatment room. The property will feature an elaborate resort-style pool deck, outdoor dining and beautiful views of the expanding Austin skyline, as well as a private garden with a reflection pool spanning a quarter of an acre. The thoughtfully designed amenity spaces will also house a pet grooming spa and play area, private dining room and catering kitchen, great room and owner’s bar, library and coworking lounges, club room and more.

In addition to the 270 residences, Leland South Congress will include approximately 22,000 square feet of ground-floor retail and restaurant space specially designed and programmed by Michael Hsu’s team and anchored by a 6,000-square-foot outdoor dining paseo.

“It was important to us and the future of South Congress to place an emphasis on ground-level place-making and continue to make South Congress Avenue the most dynamic and engaging pedestrian experience in Texas,” says William Sayers, vice president for Intracorp Homes. “By collaborating with Michael Hsu and our esteemed partners, we hope to bring a refined and authentic luxury living experience while continuing the spirit of this iconic Austin neighborhood.”

A world-class team of professionals collaborated to help create Leland South Congress’ thoughtful design. Texas-based Kirksey Architecture served as lead on the project, with Nudge Design guiding the landscape architecture. All interiors and amenities are being designed by renowned, award-winning local studio Michael Hsu Office of Architecture. Leifer Properties, Northland Properties and ARON Industries have also partnered on the project.

Michael Hsu Office of Architecture worked with Intracorp on their 44 East Avenue project in the Rainey Street District to design the amenities and common areas. With MHOA in charge of the design for all residential spaces and amenities for Leland South Congress, the development will set a new standard for a cohesive and organic yet luxurious design. MHOA will integrate natural materials, daylight and unique details to craft an artful, open ambiance. Influenced by midcentury modern design, Leland South Congress will feature lush plantings and skylights that connect indoor spaces with nature.

“South Congress is really the heart and soul of Austin — it represents so much of what people love about this city,” says founder Michael Hsu, FAIA, IIDA, NOMA. “Our design for Leland South Congress draws inspiration from the creative community that gathers here, and we hope that the project will become a contributor to the vibrant neighborhood it is a part of.”
