Austin: City Holds First Reading on FAR Entitlements for 41-Story Condo Tower

Austin (Travis County) — City Council held a first reading on a local real estate firm’s request for floor-to-area (FAR) entitlements for a proposed 41-story condominium building, at last week’s meeting.
The developer, Pearlstone Partners, created the special entity 83 East JV LLC for the project and desires 21:1 (FAR) for the construction of a multifamily residential building, which will include an art gallery on the ground floor, garage parking and streetscape improvements in accordance with city’s Downtown Density Bonus Program.
The project known as The East Tower, at 450 feet in height and 347,510 square feet in area, is located on .405 acres and located in the Rainy Street subdistrict at 84 East Avenue.
VBX last reported on the project in December of 2020 when the development received approval from the Austin Planning Commission.
The land has been the home of the Phoenician Resto Café, but that business relocated to 2909 Guadalupe Street.
Eighty-three East JV LLC also committed to achieve a minimum two-star rating under the Austin Energy Green Building Program and is targeting a three-star rating to provide additional community benefits.
The main entrance to The East Tower will open to East Avenue and will be accentuated with large areas of glass.
The western pedestrian entrance will be visible from Rainey Street and accentuated with an artistic mural by a local artist and creative signage.
The project seeks to achieve a high-design aesthetic and will utilize a palette of quality materials with deference to durability, sustainability, and a long-term lifespan, according to commission documents.
Austin based architects STG Design provided the following specs:
- 30 floors will consist of 284 residential units
- An art gallery with 650 square footage
- An eight-level parking garage on floors 2-11
- A 13,289 ground floor square footage
- Floor 12 will have a fitness center and 11,120 square footage with seven residential units
- Floors 13-39 will have 10 units apiece and 11,445 square footage
- Floor 40 will have the penthouse suites, six units at 11,510 square footage
- Floor 41 will have a club room terrace, along with one unit at 5,950 square footage
Joan Ternus Angil, a senior engineer, with the Austin based Wuest Group and the Austin based landscape architect Studio DWG round out the project team.
