Austin: $50 Million Multifamily Development Slated for St. Elmo District

Austin (Travis County)Intracorp’s third Austin development, Congress Lofts at St. Elmo, located at 4315 South Congress Avenue will start construction in September, according to an architectural barrier project report registered with a state regulatory agency.

The 164,000 square feet Congress Lofts will be a 5-story building consisting of 149 residential homes, along with 9 live-work storefronts on the ground floor, a 3,800-square-foot commercial space and parking garage with 246 spaces.

The estimated cost of the project is $50 million, according to a May 19 filing with the Texas Department of Licensing and Regulation.

The St. Elmo area is along South Congress Avenue, south of Ben White Boulevard and a few miles from downtown.

Austin-based real estate consultant Chad Heimsath told the Austin American-Statesman that centrally located areas like St. ELmo, “are attracting some of the most innovative development concepts and are rapidly evolving into attractive mixed-use environments, at a lower price point.”

Congress Lofts at St. Elmo will be one of Austin’s only true loft-style communities and will offer amenities aimed at supporting personal health in a vibrant location in the midst of redevelopment into a highly walkable area that includes The Yard and St. Elmo Public Market.

Development is expected to begin on Sept. 1 and be completed by July 1, 2024.

The Chicago, Illinois-based design firm Pappageorge Haymes Partners is on board the project.
