Waco (McLennan County) — A 450-acre master-planned residential community anchored by surf amenities and 3D-printed homes is set to begin construction this summer. Known as The Desperado, the project will introduce a limited collection of 88 residences adjacent to the existing Waco Surf resort, combining high-end housing with resort-style infrastructure and outdoor recreation.

According to a news release, the scope of work includes the development of 44 single-family homes and 44 duplex townhomes, along with a new surf lagoon at the center of the community. Vertical construction will use large-scale 3D-printing technology from ICON to deliver concrete homes with curved, wave-inspired architectural forms. Sitework also includes internal trail systems, utility infrastructure, and the buildout of extensive amenities across the ranch-style property, while preserving approximately 100 acres of existing forest.

Construction is scheduled to begin in summer 2026, with the first phase of homes and the new surf lagoon expected to be delivered by summer 2027. The project is being led by the Waco Surf ownership team, with ICON serving as the primary construction technology partner and FIRMAH Architecture overseeing design. Sales and marketing are being handled by Legacy International Resort Properties, with homes starting at approximately $1.6 million.

Beyond residential construction, The Desperado will incorporate a wide range of amenities, including a 25-acre lake, golf course, sports courts, Nordic spa, restaurants, and workspaces, as well as direct access to Waco Surf’s existing surf lagoon and wave systems. The development will also pursue water-neutral operations by 2027 through on-site water capture systems. City approvals are in place, and early buyer interest is being driven by a Founders Club program that offers priority access to homes and resort amenities.
