San Marcos (Hays County) — A Tyler-based self-storage company received rezoning for the renovation of its local storage facility during Tuesday’s meeting of the Planning and Zoning Commission.
The 1.11-acre property will convert from future development (FD) to light industrial (LI).
The site is located at 1900 Old Ranch Road 12 in the city’s extraterritorial jurisdiction.
City Council will consider a zoning application related to the project at its March 1 meeting.
The site is currently developed with a 2,288 storage facility and a 960 square foot shed, Ranch Road Storage.
Thomas Holman has partnered with United Properties Group and is proposing to renovate Ranch Road Storage under the entity Holman-Farrar Holdings, LLC.
“I own this with my brother and another partner, and we bought this (site) about three years ago,” Holman said. “(We) have always wanted to tear down the building that is there. It’s kind of ugly and we want to build a more modern facility.”
United Properties Group has been involved in the self-storage business since 1985, according to its website.
Hugo Elizondo Jr. with Cuatro Consultants, Ltd. released a site plan that showed:
- 11,875 square feet, three story building
- 39.97% impervious cover
- 11 parking spaces
San Antonio-based Mauldin Architects are on the project and released a site plan that showed the building consisting of a lighted sign, metal roof, precast stone cap, metal roof, metal awning and metal siding.
Integrated Landscape Architecture, LCC, out of Driftwood, rounds out the project team.
