San Antonio (Bexar County) — Architects drawing up design documents for a new River Walk hotel have registered the project with the state, giving it an estimated construction start date, perhaps optimistically, of mid-summer 2020.
B&A Architects Inc. reported on Thursday that they expect to get to groundbreaking by July 6 on the Hotel Sul Fiume. Assuming that schedule goes as planned, the project could be completed by March 2022.
However, the Historic and Design Review Commission (HDRC) has not yet considered final designs for issuance of the Certificate of Appropriateness. This is a standard prerequisite that is taken before a developer can apply for building permits. Becuase of COVID-19-related city Stay Home-Work Safe orders, the commission has not held a regular meeting since early March.
On June 24, 2020, the HDRC did approve the conceptual designs. The architectural firm that made the presentation was Hornberger + Worstell, a San Francisco company.
The hotel will be on the grounds of the St. Mary’s Catholic Church. Part of the project involves demolition of the Rectory Building.
The new 14-story high-rise hotel building will have a River Walk level, second floor rectory offices and residence, third floor event spaces, and a fourteenth floor bar/lounge.

The developer is SMS-SAR Hospitality, a limited liability company that was created by the U.S. Provence of the Missionary Oblates of Mary Immaculate Inc. and Anthony F. Byron.
