San Antonio: Local Entrepreneur Plans Modest Townhome Development near Medical Center

San Antonio (Bexar County) — A local entrepreneur and owner of several convenience stores, is pursuing zoning and permits to construct a small townhome development near the South Texas Medical Center.

Civil engineer Bobby Delgado of Delgado Engineering is representing the owner with regard to a request to change the zoning on a 0.94-acre lot from C-3 (general commercial) to mixed-use district. The mixed-use designation would allow the developer to add a residential use to an existing Valero Corner Store.

The Zoning Commission is expected to approve the request later today. Development Services Department staff has recommended approval and there is no neighborhood association within 200 feet (the public notification zone).

A staff analysis concluded that, “The subject property is located within the Medical Center Area Regional Center Plan and is currently designated as Urban Mixed-Use in the future land use component of the plan. The requested MXD base zoning district is consistent with the future land use designation. The surrounding properties are zoned “C-3″ General Commercial and the proposed MXD Mixed Use District will provide for a mix of residential and commercial uses.”

A site plan provided by Delgado named the project “Valero Coyote Duplexes.” It describes a residential building that would have a 3,652 square-foot footprint next to a 3,040 square-foot surface parking lot with space for seven vehicles.

The Valero store, 8719 Wurzbach Road, is at the southwest corner of Wurbach Road and Live Oak Road. The project site is an undeveloped, permeable section behind the convenience store that only has access from Live Oak Road.

The property owner, Inderjit Mehat, is the owner of Ikonkar Enterprises Inc.
