San Antonio (Bexar County) — A downtown boutique hotel project that was first announced in 2017 appears to have at last approached the construction phase–passersby by can expect to see activity by the first quarter of 2022.
According to a report this week in the San Antonio Business Journal, the developer Harris Bay LLC expects to have construction work in progress at 151 E. Travis Street shortly after the new year. The eight-story hotel project schedule calls for completion by July 2023.
The Artista Hotel will be a 112-room hotel that will have a River Walk level and 2,500 square feet of event space.
The concept for such a hotel was originally introduced in 2017 by Seaside Hospitality Corp., a Key West, Florida company (see this VBX article). Seaside Hospitality acquired the land and went as far is getting concept design approval on a triangular shaped seven-story building. They also demolished an old one-story commercial building, but was unable to take their project to completion.
Harris Bay acquired the land in 2019 (as reported in this VBX article) and holds it under the name IconicOZ Artista Fund LLC.
In Feb. 2020, VBX reported that Harris Bay’s architect, CREO Architecture, was on the verge of clearing the city’s technical reviews on the new design.
A related event that took place in 2020 was a collaboration between Harris Bay and DJE Texas Management Group to acquire the adjacent property, the 10-story, 65,000 square-foot Travis Building at 401 N. St. Mary’s St., with the intention of converting the office building into a 63-unit apartment tower. CREO reported in a state filing that this as an $8 million project that would have apartment units on levels 2-10.
Public retail space and residence amenities will be planned on Levels 1-3 during a second phase. Interior demolition is complete and construction is underway; the Business Journal reports this project is on track to be complete next spring.
