San Antonio: Dallas Developer Scales Down UTSA Area Multifamily Project

San Antonio (Bexar County) — A Dallas developer scaled down the density of a proposed multifamily project that is to be constructed near the University of Texas at San Antonio main campus in order to obtain a zoning change.

Ashley Farrimond, a land development attorney, told the Zoning Commission on Tuesday that her client was willing to reduce their zoning request from MF-33 to MF-25. The difference from 33 units per acre to 25 units per acre would cap the density at 145 units for the 5.86-acre site, Farrimond said.

Commissioner Francine Romero, City Council’s zoning representative for the district, resisted the higher density out of concern that new development is having on traffic. She thanked Farrimond for working with the district.

“I’m not saying we don’t need apartments in this area,” Romero said. “It’s just we’re getting so many in.” The project site is east of the intersection of UTEX Boulevard with UTSA Boulevard, and immediately north of the Broadstone Ranch Apartments.

The project will have one apartment building of three-to-four stories, and a group of nine structures that will be designed as three-story townhomes. There will also be a clubhouse and pool. Vehicular access will only be to and from UTEX Boulevard, Farrimond said.

Prior to the zoning hearing, Farrimond had obtained a land use change from the Planning Commission. She said the project would have to go back to the Planning Commission to get an amended land use to account for the lower density.

The current zoning is general commercial. That change becomes effective after it goes to City Council for a final reading.

The property owner is UTEX Ventures LLC, an entity registered with the state in July 2019 and controlled by Michael Keyser. Mr. Keyser is based in Cypress outside of Houston and is in the business of transportation logistics.

The applicant and developer is Dallas-based Bull’s Eye Development LLC, which is managed by Derrick Tumbull.
