San Antonio (Bexar County) — Bexar County Commissioners Court approved earlier today the creation of the Lemon Creek Special Improvement District, a 118-acre commercial and multifamily planned development.
Lemon Creek, a public improvement district (PID) in far northwest Bexar County, will be primarily commercial in nature, with substantial portion of the land dedicated to retail and office use.
According to the presentation given to commissioners, this PID will be unique in that it will not have single family residential; 660 multifamily units are proposed and more than 47 acres will be for commercial development. An earlier description of the project, as presented to City Council, described 71.07 acres of commercial use with an approximately 527 multifamily residential unit development.
The commercial zones will be along Interstate 10, Dietz Elkhorn Road and Old Fredericksburg Road.
Prior to the commissioners’ vote, the San Antonio City Council approved a sales tax share development agreement on Dec. 3. The city reserved certain development rights because the land is in the city’s extra-territorial jurisdiction.
Under both the county and city agreements, the developer, VEP Lemon Creek LP, is committed to invest up to $24 million in road construction, sewer, parkland and creek improvements. However, an infrastructure budget attached to the development agreement totals almost $29 million.
VEP Lemon Creek LP is managed by Jonathan Collins, the co-managing director of Valcor Commercial Real Estate. Valcor CRE provides many real estate services, including development and construction management.
