San Antonio: Brooks Partners with Developer on 70-Unit Residential Project

San Antonio (Bexar County) — The Brooks Development Authority is collaborating with a Houston area developer on the construction of a market rate high-density, 70-unit residential community that would be adjacent to the Greenline linear park.

The project site involves 5.77 acres at the northeast corner of Sidney Brooks Drive and Kennedy Hill Drive. As a mixed-use development, it would have about 3.54 acres dedicated to residential use, proposing a density of 19.77 units/acre; about 0.77 acre of commercial/retail; 0.74 acre of right of way for a new street ending in a cul-de-sac; and 0.71 acre of green space to be dedicated as a drainage easement.

The developer, K/T TX Holdings LLC, is an affiliate of Terramark Urban Homes, which would most likely be the general contractor. Terramark and K/T TX Holdings have done several infill development zone residential projects, including Urban @ Olive in the 600 block of Burleson Street on the East Side, and Westfort Villas off the Broadway corridor in Midtown.

The Terramark companies are based in Sugar Land.

The land is owned by the Brooks Development Authority and with their consent K/T TX Holdings is seeking a zoning change from general commercial to infill development zone, medium density with uses permitted for commercial and residential.

Their request was before the Zoning Commission the afternoon of July 7 and approved without discussion on the combined consent agenda.

This property is designated historic and located in the School of Aerospace Historic District. Any proposed exterior alterations or new construction associated with the proposal will require approval from the Historic and Design Review Commission.

To date, no application has been made to the Historic and Design Review Commission for this project.
