San Antonio (Bexar County) — Site work is expected to begin on a 118-acre master planned development located in north Bexar County at the Kendall County line , according to a report this week in the San Antonio Business Journal.
Plans for Lemon Creek Ranch were last reported in a VBX Construction Preview article on Dec. 15, 2020 when Bexar County Commissioners Court approved the creation of the Lemon Creek Special Improvement District.
At the time of that Commissioners Court action, Lemon Creek Ranch was described as a mixed-use project that would bring 660 multifamily units and more than 47 acres of commercial development. It is located east of Interstate 10, north of Dietz Elkhorn Road and west of Old Fredericksburg Road.
Valcor Commercial Real Estate, the developer, has since refined the scope of work. It will eventually have 800 residential units in a mix of apartments and for-rent townhomes, and a 120-room hotel. Those components are scheduled for future phases, however.
Phase One will include:
- 10,000 square feet in a two-story retail and restaurant building.
- A 6,500 square-foot restaurant.
- An 83,521 square-foot office building with retail and restaurant space.
- A 15,961 square-foot retail building.
- A parking garage and surface parking with access to the I-10 frontage road.
- a 106,000 square-foot grocery.
According to Bexar County real estate records, H-E-B LP acquired a 13.65-acre tract located along the I-10 frontage road from VEP Lemon Creek LP, a Valcor Commercial Real Estate holding. The transaction took place in January, however, an H-E-B Grocery Co. spokesperson said the land is for future development and there are no immediate plans to build.
The Phase One commercial buildings are expected to be ready for occupancy by late 2022.
Site work at Lemon Creek Ranch also includes a hike and bike trail system that will that will connect all of the future residential zones. It will include a quarter-mile neighborhood walk; a three-quarter-mile creek jog; a one-mile trail run; and a 5K event route.
Development team companies involved in Phase One include Nelsen Partners Architects, Joeris General Contractors, and Kimley-Horn, according to the SABJ.
