Pflugerville: P&Z Commission OKs Multiuse 15-Acre Development

Pflugerville (Travis County) — A mixed use development will now await City Council approval after receiving a recommendation from the Planning and Zoning Commission during their Monday meeting.
The name of the project is Tacara at Weiss Ranch and it’s located on approximately 15 acres at the southwest corner of the East Pflugerville Parkway and Weiss Lane intersection, adjacent to Pflugerville Lake Park.
The property is currently undeveloped and the land had previously been used for agricultural purposes.
The proposed project will include 300 multifamily units and roughly 14,000 square feet of concentrated retail space on the ground floor of two buildings facing Lake Pflugerville along East Pflugerville Parkway.
The development will offer ample parking, parkside trails, and outdoor spaces with beautiful views of Lake Pflugerville for the public to enjoy, according to documents submitted to the commission.
Austin based architects Land Strategies Inc. provided the conceptual site plan that included the following specs:
193 one-bedroom units.
89 two-bedroom units.
18 three-bedroom units.
Four, four-story structures.
Two, three-story structures, with a retail ground floor, 36 units on the subsequent floors and a plaza in the middle.
539 parking spaces.
A dog park.
Two proposed detention ponds.
Four garage structures.
A 15-foot setback.
A 15-feet rear setback.
A 15-feet side setback.
A 50-feet vegetative buffer.
Along the single-family parcel, on the southeast portion of the project, a masonry wall is being proposed. At the rear and side of the property, adjacent to the agricultural parcels on the southwest portion of the property, a wood fence is being proposed.
A wrought iron fence is being proposed along Pflugerville Parkway and Weiss Lane across from Lake Pflugerville Park.
The developers are proposing improvements including a playground area on the southside of the lake in line with the Lake Pflugerville Master Plan instead of the required 3.96-acre parkland dedication and parkland fee development of $148,800.
Michael Linehan, a managing partner with Land Strategies Inc. said that material types to compliment the heritage of the area and surrounding environment will be used such as light clay brick and white stucco.
“The vast majority of our facades are stucco and brick,” he said. “We’re anticipating standard C metal roofs with a darker color.”
San Antonio developer Ory Kalenkosky, director of development construction with Casey Development, Ltd. and Pflugerville based Nathan Weiss, a general partner with Weiss Family Investments, Ltd., are working in conjunction to develop the property.
The Plano office of Capital Title rounded out the project team. The development is near the 96-acre development Lakeside Meadows Industrial, which was also approved at the meeting.
