Pflugerville: Alcohol Distributor Receives Rezoning Approval for $27 Million Warehouse

Pflugerville (Travis County) — A national alcohol beverage distributor received approval from the Planning and Zoning Commission late Monday to rezone a tract in the city’s southwest side for a proposed warehouse.

The undeveloped property will convert to Campus Industrial District from Agriculture/Development Reserve. The 33-acre (1,436,469 SF) property is located south of East Pecan Street and west of SH 130.

The acreage was recently annexed into the city and the Republic National Distributing Company, LLC is looking to develop a distribution warehouse.

In November of 2019, VBX reported that the company was looking to make a $27 million capital investment in the city by building a 250,000-square-foot regional facility.

The alcohol distributor, which considered several locations, also agreed to a $1.2 million incentive package with the Pflugerville Community Development Corp. (PCDC).

“We considered sites in other communities but decided to make our new home in Pflugerville due to several factors including location and available workforce. We have been working very closely with PCDC and look forward to a long partnership as we expand RNDC operations in Pflugerville,” RNDC Vice President of Operations Steve Feldman said in a previous press release.

Republic must retain a total of 304 primary jobs established in years one and two through the entirety of the 10-year agreement, in addition to fulfilling the $27 million capital investment in year one.

Additionally, the PCDC will provide an infrastructure grant not to exceed $500,000 to help with the extension of Helios Way and needed utilities to the site.

The development will rely on the Biltmore Avenue and Pecan Street intersection for ingress and egress until the future extension of Helios Way connects north to Pecan Street from the northern extent of the property.

Exhibit for re-zoning application.

The annexation for the location of the extension of Helios Way is currently in process, which is required by the city’s transportation master plan.

The Austin office of Halff Associates submitted an exhibit for the rezoning application that calls for a driveway easement on 1.416-acres that will transition into a 80 feet right of way onto Helios Way.

City Council is scheduled to vote on the recommendation at their April 13 meeting.
