New Braunfels Utilities Headquarters Goes on the Market Through RFQ

New Braunfels (Comal County) — New Braunfels Utilities (NBU) has put its headquarters at Main Plaza on the market for redevelopment.
The municipal utility company is in the process of constructing a new headquarters building and has issued a Request for Qualifications for a developer interested in the complex being vacated.
There will be a site tour for all respondents on January 20, 2021 from 9-10:30 A.M. CST. The site is located at 263 Main Plaza.
The Main Plaza Building is actually a collection of buildings constructed over time. Some are considered to have historical significance.

Main Plaza represents a composite of the Texas-German settlements during a time of the Republic’s transition to statehood.
The Main Plaza Building, located at 263 Main Plaza, New Braunfels, TX 78130, is a collection of buildings on a 1.27-acre site, with the original building built in the early 1800’s, and the most recent addition being completed in the 1980s.
The two-story structure today totals 26,721square feet and contains surface parking.
NBU wants to divest itself of the complex located at the heart of downtown New Braunfels. However, the NBU leadership and City Council expect to expect to approve a concept that will be transformational and for the betterment of the community.
An overlay district was created by the city that defines the parameters for the types of development that may take place.
Compatible uses may include office, hotel, retail, restaurant, residential, or civic space.
The development should have pedestrian-oriented amenities and ground floor activation, with direct connections to Main Plaza, pedestrian links and bicycle facilities.
The RFQ also states that “it is NBU’s desire the proposed development be completed in the shortest time frame possible.”
Submittals are due Feb. 5. Finalists will be selected in late March, and NBU anticipates releasing the Request for Proposals by April 1.
