Missouri City: Houston Developer Proposes 9-Building Industrial Park by U.S. 90/Sam Houston Tollway

Missouri City (Harris County) — A Houston developer is proposing to construct a 9-building business park with a total area of 162,975 square feet on undeveloped land in Missouri City’s north side.

The project was presented to the Planning & Zoning Commission Wednesday for a zoning change from Community Facilities to Industrial district, with city staff’s recommendation of approval. City Council is to consider the project next month.

The property is a triangular tract north of U.S. Highway 90, south of East Hampton Circle and west of Fondren Road. The 1.42-acre tract being rezoned is just a piece of the planned business park that is located in its far northwest corner. It is owned by Heron Houston Partners LP, a special purpose entity controlled by Adkisson Development.

According to a RealtyNewsReport.com notice from September 2018, Heron Houston Partners LP acquired a 23.3 acre tract for purposes of marketing it for light industrial use. The acquisition was led by Adkisson Group, and Adkisson Development–a privately held industrial real estate development and investment firm–is the point of contact on this project.

Clearing of the site’s natural habitat began last fall.

The tract that was being rezoned is a portion of the original 23.3 acres. Staff said the rezoning will allow for an industrial business park, “and cause the overall subject tract to have consistent zoning.”

The project name is Three Corner Business Park. Its address of record is 14715-15035 E. Hampton Circle and access into and out of the site will be from East Hampton Circle.

MIII Designs of Houston is the project designer, and Third Coast General Contractors LLC, also out of Houston, is the building contractor, according to recordings on the submitted site plan.

Third Coast is a leading industrial real estate building in the Greater Houston area. They frequently work on Adkisson Development projects.

Each of the nine shell structures are presumed to be 15% office space and 85% warehouse space. The vary is gross square footage, starting at 11,500 GFA and progressively increasing up to 30,100 GFA. About a quarter of the site (5.9 acres) is set aside for a stormwater detention pond.
