Live Oak (Bexar County) — A San Antonio physician is anticipating breaking ground by January 2022 on a three-story clinic that will be located along Interstate 35 North near Toepperwein Road.
A third party agent for the physician filed a report with a state regulatory agency today, Oct. 1, stating the scope of work includes a three-story building with elevator and a finish-out of the second floor.
The first and third floors would remain in a shell state for the time-being. The total area of the building is to be 26,250 square feet and the project cost was estimated at $3 million.
The facility has been recorded as the Patel Building. The owner is Hillside Primary Care, a general practitioner medical clinic with three locations in Bexar County. The existing facilities are located at 12410 Toepperwein Road in Live Oak, 2339 E. Evans Road in north San Antonio, and 6500 S. Flores Street in south San Antonio.
Hillside Primary Care was founded by Dr. Derin Patel, MD, an internal medicine physician and graduate of Ross University, school of medicine.
The project site, which is 4.449 acres, is an undeveloped lot with the address 12881 N. I-35. In 2020, the prior owner, Zaver Patel, sought and obtained from Live Oak City Council a rezoning from Unclassified Pre-Development District to B-3 General Business District. Zaver Patel said he was having trouble marketing the lot without a designated zoning.
Zaver Patel sold the lot on July 15, 2021 to Hillside Property Management LLC, a real estate-oriented affiliate of the medical group, for $897,600, according to Bexar County Clerk real property records.
There was no project architect identified with the Oct. 1 filing to the Texas Department of Licensing and Regulation. However, the report gave a project schedule of Jan. 15 to begin site work and a July 15, 2023 completion date.
