Leander: Developer of ‘Apartment Homes’ to Bring Project to City

Leander (Williamson County) — An Austin developer’s request for a mixed-use planned unit development (PUD) was approved during a first reading at last week’s City Council meeting.

The 18.1-acre property converted from single-family rural (SFR-1-B) and single-family suburban (SFS-2-B) with a base zoning of neighborhood residential (NR-2-A) and local commercial (LC-2-A).

The concept for Urbana at Hero Way proposes detached single family homes that are rented out like an apartment.

The site is currently developed with a family residence, along with associated outbuildings. It is located at 13301 Hero Way West in the northwestern portion of the city.

Council postponed a vote on the request at their Aug. 19 meeting, so the developer could address concerns about parking.

Zack Hinman with Urban Moment, the developer, said at the Aug. 19 meeting there was a possibility that the project could include duplexes.

“I mentioned in the zoning meeting that we are working on some duplex units, as well,” he said. “If we work on the site plan in a way that frees up more open space with more common areas and duplex units we could potentially create more parking.”

The final parking calculation came to 1.5 parking spaces for one bedroom units, two spaces for two-bedroom units and 2.5 spaces for three-bedroom units.

The development will consist of 163 units with a mix of 30% one-bedroom-units, 50% two-bedroom-units and 20% three-bedroom units.

Mark Baker with the Austin-office SEC Planning LLC submitted a letter to the city stating the project would “be comparable to the management of a multifamily community.”

Baker said that project would contain single family detached units on a single lot condo regime site plan with a maximum of two attached units.

A garage enclosed parking space will be provided for a minimum of 75% of the proposed units. Living areas will be from 630 square feet up to 1,383 square feet.

Urbana at Hero Way will also have a private dog park, an amenity clubhouse, a fitness area and swimming pool, enhanced landscaping and expanded setbacks to provide a greater buffer to adjacent residential homes.

Urban Moment will pay a parkland fee of $236,350 and develop the project in two phases.

Phase I will be on a 15.1 acres tract consisting of residential development. Phase II will be on 1.5 acres consisting of commercial development.

Jarrod Gaither with BGMS Land Partners currently owns the property through the entity Amenity Solutions, LLC.
