Kyle: More Retail, Office, Apartments Being Added to Kyle Town Center Project

Kyle (Hays County)–Another round of development at Kyle Town Center will result in 31,100 square feet of restaurant, retail and office space, as well as a nearly 325,000-square-foot apartment complex.

Endeavor Real Estate Group continues to develop Kyle Town Center, a 65-acre mixed-use commercial development.

New Commercial Space

The city’s Planning and Zoning Commission on Feb. 25 approved a conditional use permit for the exterior aesthetics of the following proposed new buildings: 1,950-square-foot cafe, 3,550-square-foot restaurant attached to a 7,650-square-foot bicycle shop, 5,000-square-foot retail, 10,000-square-foot retail, and
3,500-square foot dental/office.

The new commercial spaces are located in the 18700-19370 blocks of Interstate 35 within the I-35 overlay district.

The newly recommended conditional use permit also covers a 342-unit, three-story, 324,900-square-foot apartment complex in the 3400 block of Kyle Crossing.

The exterior material palette for the new restaurant and retail buildings will consist of aluminum, corrugated metal, stucco, insulated glazing, six-inch split limestone, and wood soffit.

The exterior material palette for the new office/dental building will include aluminum, stone veneer, metal panel awning, brick veneer, and precast sill.

New Apartments

The newly recommended conditional use permit also covers a 342-unit, three-story, 324,900-square-foot apartment complex in the 3400 block of Kyle Crossing.

The garden-style apartment units are to be spread across 11 buildings. The complex will include a clubhouse, community center, fitness center and a dog park, as well as 689 surface parking spaces.

Half of the units will be one-bedroom, the other half will be two-bedroom. The average unit size will be 950 square feet.

All of this new construction will be handled by the same design team: Cuaso Design Studio as project architect, Cunningham|Allen as civil engineer, and Studio 16:19 as landscape architect.

The conditional use permit advances this new round of construction at Kyle Town Center toward the building permit process. The city is still reviewing the site plan.

Construction on these new buildings is expected to start late this spring. No estimated total cost of the new buildings is available.
