Kyle: Los Angeles Developer Seeks 57-Acre PUD in Eastern Portion of City

Kyle (Hays County) — A Los Angeles based developer is likely to receive their rezoning recommendation after City Council held a first reading on a multiuse planned unit development.
Los Angeles based Kyle Mortgage Investors, LLC is seeking rezoning on 57-acres of land located approximately 950-feet northwest of the West FM 150 and FM 2770 intersection.
The property, Kyle 57, is largely undeveloped, apart from a manufactured home on site, and encompasses two tracts of land that have split zoning–single family residential and retail services zoning.
The project will consist of single-family residential, open space and trails, along with commercial uses.
Austin based property lawyers McLean and Howard, L.L.P. represented the project to the city and stated they needed the rezoning to allow for greater flexibility that would allow a “unique and harmonious project.”
The Austin office of landscape architects Rialto Studio provided a conceptual plan that includes:
A 1.9-acre amenity site with swimming pool and rest rooms
A 3.3-acre commercial site
5.7-acre open parkway space
Future commercial parcels
Potential parkway and tree connection to North Old Stagecoach Road
Kyle Mortgage Investors, LLC will also provide entry improvements, landscape improvements with permanent irrigation and a dog park.
Garrett Martin, CEO of MileStone Community Builders represented Kyle Mortgage Investors, LLC and said that the residential portion of the project would likely include from 210 to 220 homes.
Council is expected to have a second reading of the item at one of their two meetings in February.
