Hutto: Dallas Real Estate Company to Develop Active Adult Community

Hutto (Williamson County) — A Dallas real estate company received planned unit development (PUD) zoning for an active adult community, during Thursday’s meeting of the City Council.

The 11.7-acre property (511,556 square feet) will convert from multifamily (MF).

The proposed site is undeveloped and located off of Exchange Boulevard in the central portion of the city.

Chalk Hill Ventures, the developer, had previously met with city staff, which noted that “their unique product type would not be able to meet the multi-family design standards and density.”

City staff recommended that Chalk Hill Ventures pursue PUD zoning in order to satisfy the city’s unified development code requirements for the proposed NorthStar Hutto PUD.

Austin Dove with Sage Architecture, a San Antonio firm, released a site plan that showed:

  • Four, three-story buildings with elevators
  • A clubhouse
  • A leasing office
  • Fitness center
  • Pool
  • Cabana
  • Dog park
  • 314 surface parking spaces and 52 detached garage parking spaces for a total of 366 spaces

The buildings’ exterior materials will consist of stucco, metal roof accents, asphalt shingle roof, limestone masonry columns with a building height of 33-feet and 55-feet at the roof’s apex.
