Houston: Levey Group to Break Ground This Year on 5 Corners Business Park

Houston (Harris County) — Four years after revealing initial plans on a 47-acre south Houston business park, Bellaire-based Levey Group appears ready to break ground on the first of five industrial buildings that would total approximately 541,946 square feet of space.

In 2015, the Houston Business Journal reported Levey’s plans for 5 Corners Business Park–a flex, rear-load and front-load industrial complex located on Beltway 8 between Highway 59 and Highway 288.

The idea was to model the park after Sam Houston Business Park, a Levey development in northwest Houston. Facilities were to be Class A tiltwall structures with easy access to Beltway 8. However, there’s been little visible activity on the site, until now.

Last week, Levey’s architect, Method Architecture PLLC, submitted six construction reports with the State of Texas. Method Architecture estimates site work will begin by September 1.┬áIf the project proceeds as described in architectural barrier filings, the complex will be completed by the end of May 2020.

The total project, which includes five industrial buildings, has an estimated value of almost $25.2 million.

Levey Group has been marketing the development through CBRE. However, the CBRE project information is limited to the construction of the first building, which has been described as a 208,000-square-foot facility divisible into 52,000 SF sections.

The site plan being circulated by CBRE was for one industrial office/warehouse facility.

This proposal was to include 32-foot height clearances and 52′ by 50′ column spacing, however, the design was subject to change and those dimension do not reflect any of the more recent filings with the state.

  • SITE WORK: To begin September 1 at an estimated cost of $3.5 million. The area being prepared is 1,487,503 SF (34 acres).
  • BUILDING 1: 4680 South Sam Houston Parkway West is a 68,304 SF facility with an estimated cost of $2,732,160.
  • BUILDING 2: 4670 South Sam Houston Parkway West is a 138,163 SF facility with an estimated cost of $5,526,520.
  • BUILDING 3: 4660 South Sam Houston Parkway West is a 132,084 SF facility with an estimated cost of $5,283,360.
  • BUILDING 4: 4620 South Sam Houston Parkway West is a 99,925 SF facility with an estimated cost of $3,997,000.
  • BUILDING 5: 4610 South Sam Houston Parkway West is a 103,470 SF facility with an estimated cost of $4,138,800.
