Georgetown: Molto Properties Breaks Ground on Blue Springs Business Park

Georgetown (Williamson County) – A Chicago-based developer has broken ground on a 604,064-square-foot industrial project.

Molto Properties under the entity Blue Springs Business Park, LLC. is constructing Blue Springs Business Park, which will consist of three cross-dock and rear-load buildings ranging in size from 124,914 to 310,366 square feet.

A site plan for the project shows building one with 124,914 square feet and 32-feet in height, building two with 310,366 square feet at 36 feet in height and building three with 168,784 square feet, along with four detention ponds.

Rear loads for the building project will have 129,914 square feet and 168,784 square feet, along with a cross dock of 310,366 square feet.

Building one will have 190 parking spaces and 46 overhead doors, along with building depths of 180 feet, 160 feet and 130 feet.

Building two will have 197 parking spaces, 59 trailer parking spaces, 80 overhead doors and a building depth of 360 feet.

Building three will have 193 parking spaces, 31 trailer parking spaces, 44 overhead doors and a building depth of 210 feet.

VBX first reported on the project in August of 2021 when the project received rezoning and annexation.

Molto Properties is a privately held firm that has 5 million square feet of industrial properties under management in six states–Illinois, Texas, California, Ohio, Kentucky, Tennessee.

The 45.66-acre property is undeveloped and located at 610 Blue Springs Boulevard in the southern portion of the city.

The project is expected to be completed by the second quarter of 2023 with the Austin office of Burton Construction as the general contractor for the project.
