Garland (Dallas Co.) – Floridays Development Co. of Sarasota, Florida was given the zoning needed to proceed on a luxury 300-unit apartment project that will feature more than 50 percent open space with a trail.
Floridays has established itself as a developer of mid-rise and high-rise luxury apartment and condominium properties in the Sarasota area and central Florida.
Floridays managing member Tom Perdew appeared before City Council Aug. 16 to amend a planned development district for multi-family use. The project was unanimously approved July 25 by the Plan Commission.
The proposed development is on a 17.89-acre tract and has an address of 4221 Arapaho Road. It is northwest of Araphao and North Garland Avenue, continue northwest to Holford Road, and includes a section of the Spring Creek greenway.

Ikemire Architects of Dallas has been preparing the construction documents. DR Rankin PLLC of Plano is the civil engineer. Littlejohn Inc. of Orlando, Florida prepared the site plans.
The name of the project is Northside at the Woodlands, and it is part of The Woodlands on Spring Creek PD 16-13.
Three 112,260-square-foot, four-story buildings have been planned, each with 100 units. All heights are 45 feet. There is also a 7,600-square-foot clubhouse with a 30-foot height, and next to it is a swimming pool. The building exterior elements are predominantly brick and stucco, with about 11 percent siding.
The parking ratio is 1.5 parking spaces per unit for a total of 504. Of these, 179 spaces will be covered and 48 will be in garages.
Perdew said the distribution of units (72 one-bedroom; 24 two-bedroom; 4 three-bedroom per building) was based on the advice of Greystar, their property management consultant.
Perdew was asked by council how the open space area, which is heavily forested, will be managed. There was concern it would end up being an unrestricted dog park. He said some of the trees would be relocated to the property’s west end in order to establish the development’s link in the trail system, and close attention would be paid to pets in the area.
“We’re not going to spare any money to make this a very upscale, very attractive project,” Perdew said.
