Fredericksburg (Gillespie County) — A local orthopedic surgeon had his site plan approved for a medical office and surgical center during Thursday’s meeting of the Planning and Zoning Commission.
The 2.265 acres is undeveloped and located at 811 South Milam Street in the western portion of the city.
The property is operating under the title Fredericksburg Medical Office and Surgical Center and the 21-foot building will have a covered entry and a steel frame.
The 19,562 square foot medical facility will have an outdoor courtyard, trash enclosure, landscaping and be dark sky compliant.
The surgical procedures that will be conducted will be ambulatory in nature.
Fredericksburg-based architects Mustard Design released a site plan with the following specs:
- A 9,537 SF medical office building
- A 10,025 SF surgical center
- Covered drop off area
- Water retention pond
- Generator
- Five foot sidewalk
- 25-feet front setback
- 5-feet side setback
- 67 parking spaces
The land is zoned for neighborhood-commercial use. Fredericksburg-based Dr. Clint Beicker owns the property.
