Fredericksburg: Developer Expects 32-Acre Mixed Use PUD to Break Ground in 2022

Fredericksburg (Gillespie County ) — An Austin developer received approval on a preliminary plat for a mixed use Planned Unit Development (PUD), at last week’s meeting of the Planning and Zoning Commission.
The 32.54-acre property is undeveloped and located at the southwest corner of the Friendship Lane and South Eagle Street intersection in the northwest portion of the city.
Joshua Needham with Seco Ventures owns the property through a subsidiary, SV Friendship Lane MU LP, and is proposing a mixed-use development consisting of retail, live-work buildings, multifamily apartments and parkland.
The working title of the project is Fredericksburg Mixed Use Preliminary Plat.
Four lots were assembled to create the PUD, which will proceed in three phases.
The Austin office of LJA Engineering provided a site plan for Phase I with the following specs:
- Lots one (9.9 acres) and two (1.53 acres) are mixed use and consist of a 93-unit apartment development in four buildings, a lease office building, pool and lounge area, tennis courts, and three retail buildings.
- Apartment buildings 1-2 will be the work-live dwellings with 12 units each, (24 total). Building 3 will have 27-units and building 4 will have 45-units for 69 total traditional units.
Phase II encompasses lot three, 11.09 acres, and designed for mixed use. Phase III encompasses lot four, 9.89-acres and designated for mixed use.
Needham said he expects construction on the PUD to begin in early 2022.
