Corpus Christi: 90-Room Hotel & RV Park Planned on Mustang Island

Corpus Christi (Nueces County) — A North Texas-based developer is requesting a zoning change to allow for the construction of a four-story hotel building and an adjacent recreational vehicle park on Mustang Island.

The Planning Commission is scheduled at its Wednesday, October 14 meeting to consider a request to convert 17 acres on the island from Multifamily to RV and Resort Commercial.

Located at 7213 State Highway 361, the property is a few miles north of Mustang Island State Park on the gulf beach side. According to the case file, the purpose of the request is to develop a 90 guest room hotel having four stories and a total area of 64,160 square feet and approximately 136 surface parking spaces, and allow for the construction of an RV Park north of the road entrance.

The RV Park would occupy the greater share, about 12 acres of the project site, as is seen on the land use map on file:

The CR-2 sector for a hotel is about 5 acres, and the RV Park sector about 12 acres.

The proposed hotel and RV Park are located within the boundaries of the city’s Mustang Island-Padre Island Area Development Plan. Staff reports both uses are consistent with the city’s Comprehensive Plan and Future Land Use map. Other staff comments note that “rezoning of proposed resort commercial use east of State Highway 361 and in proximity to the gulf beach should be encouraged. This will be the only RV zoning district in the city portion outside of the state park between Park Road 22 and Port Aransas.”

“Encouraging this zoning district will open up commercial, retail and other amenities that would stimulate tourism.”

The property has about 700 feet of frontage with the state highway. Although the land is within the City of Corpus Christi city limits, the area has a Port Aransas zip code.

At this time, the only utility available to the site is a 12-inch potable water line. There is no wastewater, gas or storm water infrastructure.

The owner is Mustang Island LLC, an entity created in 2014 by John Pietrobon and Steven Pietrobon of Colleyville. John Pietrobon is president of Treasure Star Properties Fund Inc.

Treasure Star Properties is a property management and development company that has been active in the Dallas-Fort Worth Metroplex, particularly in and around Arlington, for almost 30 years.

The 17 acres under consideration  by the Planning Commission and the city is part of a larger tract owned by Mustang Island LLC. In all, the company owns 30 acres, with the remainder extending east to the gulf beach side. The 30 acres, all undeveloped, carry an assessed valuation of $1.3 million.
